How are you able to provide a high quality estate agent service for such a low fee?
We have removed a lot of the unnecessary cost associated with the process. We generate our instructions through using sophisticated online estate agent marketing and traditional estate agent methods. Our agents are discrete and we do not maintain high street premises or a fleet of branded vehicles, that way we pass the savings WE make onto YOU – the customer. Less2sell.co.uk can generate great interest in properties without incurring the cost of most of our competitors.
Why did you start the Online Estate Agency?
Here at Less2sell Online Estate Agents, we want to put the trust back into estate agencies by offering a genuinely open and honest business. When we began thinking about this project we wanted to make sure that people who sell their homes are in charge of the process and are able to sell their most important financial asset at a reasonable price. This business is not run by Venture Capitalist or big corporate multi-national firms looking to maximise shareholder value – this business is independently run by 2 normal people who REALLY have our customers at the forefront of our minds. We want to make the process of selling your home, cost effective, enjoyable and less stressful.
What is the Difference between Less2sell.co.uk and a Property portal?
Good question. Property portals will charge you an upfront fee and will send you a ‘for sale’ sign via the post. YOU then have to manage the rest of the process yourself:-
1) Decide the value of your property
2) Erect the sign
3) Take digital photographs and upload them
4) Write out all your own room descriptions and upload them
5) Handle all potential calls for viewing (at all times of day or night)
6) Conduct your own viewings
7) Negotiate the final selling price directly with the buyer
8) Instruct your appointed solicitor
When you instruct Less2sell Online Estate Agents to market your property WE WILL DO EVERYTHING for YOU (except on package 1 when we do not come out to give market valuations or take photographs or write room descriptions).
You are also secure in the knowledge that you have the full support of an estate agent who are members of the National Association of Estate Agents.
What is the Process?
PACKAGE 1, 2 and 3 – Upfront Payment Options.
If you are choosing package 1, 2 or 3 then you have to:-
1) Register on our site as a user.
2) You will then have to enter your payment details. Package 1 and 2 are paid monthly up front and package 3 is a one off up-front payment.
3) If you have chosen:
a. Package 1 then you can upload your photographs and room descriptions immediately.
b. Package 2 or 3 then a Less2sell colleague will come to your property within 24 hours and conduct a market valuation, take room descriptions, photographs and floor plan details. We then upload this information onto our website as soon as we return to the office.
c. With Package 1 & 2 –if WE do not sell your property after 10 months, monthly payments will be cancelled and we will continue to market your property until sold at no extra cost (max payment on package 1 = £299 and package 2 = £899)
4) Less2sell will handle all interest in your property including arranging viewings, handling price negotiations. In fact we manage the whole process of the sale until it is transferred to your appointed solicitor ready for contract exchange.
PACKAGE 4 – No Sale No Fee Option
If you have chosen package 4 then you have to:-
1) Register on our site as a user.
2) A Less2sell colleague will come to your property within 24 hours and conduct a market valuation, take room descriptions, photographs and floor plan details. We then upload this information onto our website as soon as we return to the office.
3) No payment will be taken until we have sold your property. An invoice will be set directly to your solicitor who will take payment on your behalf.
4) Less2sell will handle all interest in your property including arranging viewings, handling price negotiations. In fact we manage the whole process of the sale until it is transferred to your appointed solicitor ready for contract exchange.

Can I list my property with Less2sell.co.uk as well as another Estate Agent?
Absolutely! We welcome the opportunity to be compared to our competitors.
We also respect our customers and we value your property, therefore YOU are free to market your property with another agent if you wish.
However, if you are currently with an agent and are thinking of also instructing Less2sell Online Estate Agents to market your property, we advice you check your existing contract and discuss this with your existing agent. Do you provide all the services of a traditional estate agent?
Yes and much much more! We arrange and conduct viewings (Package 2, 3 and 4 only and currently only available if you live in Lancashire – we are looking for franchise (link) partners in all other counties), we draw up floor plans and arrange the marketing of your property online and offline. We offer an online booking calendar so you can arrange and manage convenient viewing times.
Can I sell my foreign property with Less2sell Online Estate Agents?
Yes! And if you live somewhere exotic I will personally come over and erect the ‘for sale’ board!!!!!!! Seriously we accept properties from all countries however please call us to discuss and clarify the services you will receive.
Will I get a ‘for sale’ sign?
If you want one! We advice our customers to have one erected as the chances of selling your property are increased. Our boards are very distinctive, easy to read and very eye catching. Our contact telephone number and website address are prominently positioned so potential buyers can reach us 7 days a week 8am – 8pm.
